How to set the right asking price for your property

A realistic price brings serious buyers and shortens the time to sell. Here is a practical way to estimate it before you post.

Overpricing keeps a listing up for weeks with no calls; underpricing gives away real value. The middle ground starts with comparison.

Compare similar properties

Look at the same area, the same property type and a similar size. Note the differences: corner plot, street, age of the building and finishing.

Write a clear listing

  • Add bright daytime photos of every room.
  • State the size, block and street precisely.
  • Say whether the price is negotiable.

Review the price after two weeks

If views are high but calls are few, the price is probably above what the market expects. Adjust it gradually.
